Elm Creek Apartments still in progress, already leasing
The Elm Creek Apartments are already leasing new one-, two- and three-bedroom apartments along Milwaukee Avenue.
The complex, created on what was once the Elm Grove Golf Course, is being completed by Tigris III Ltd. When completed, it will have 226 units with monthly rates ranging from $600 to $1,000.
Ty Craft, one of four managing principals in Tigris III Ltd., said about 100 units are already available at Elm Creek Apartments.
“The project should be finished in its entirety by the end of August,” he said. The remaining apartments are 80-90 percent finished, he said, but still need flooring, appliances and landscaping.
“We think it’s a great product for Lubbock,” he said.
Craft said there is a lot of interest in the new apartment complex, much of it because of its location within Frenship Independent School District boundaries. But he said Lubbock’s growth is currently to the west and southwest, so people are looking in that area anyway.
Those coming by the leasing office to tour apartments are “across the board” of possible applicants, including a few college students, young professionals and seniors, Craft said.
Students account for “probably 10 to 15 percent, tops,” of the applicants, he said. The apartments may be more popular for seniors, he said, because they are one-story and both easier to access and quieter.
Because the complex is built on the old golf course, a lot of mature trees were already on the property. Craft said Tigris III Ltd. tried to keep as many of those trees as possible.
“It’s a unique tract to Lubbock,” he said. “We’re trying to save as many as we can and incorporate them as we go.”
